A general inspection is an amazing value as it can help you avoid many unexpected costs and assist in negotiating. Based on our experience of performing more than 125,000 inspections, we have found that some buyers want additional information that a general inspection may not offer. Mold Inspection $475*)
Mold Inspection ($475*).
A very common myth among home buyers is that home inspectors are actively looking for evidence of mold while performing the general home inspection. In some cases, the inspector is expected to see or smell mold that may be hiding behind the walls. By choosing this additional service, your inspector will perform a general mold inspection using specialized equipment that collects a series of air samples and/or surface samples throughout the home. These samples will be shipped overnight to a nationally recognized lab to analyze the samples for the presence of mold. As a result of the samples collected, the inspector will provide an electronic report which will outline the lab results. This mold inspection is a general inspection and non-destructive in nature, intended to identify active visual mold growth or airborne spores present in the home at the time of the inspection.
* Add $75 for every 1,000 sq. ft. above 2,000 sq. ft. Additional air or surface samples may be recommended by your inspector for visible mold found at the time of inspection.
Radon Screening Test
Radon Screening Test ($269).
Radon is the number one cause of lung cancer among non-smokers and the number two cause of lung cancer for smokers. Radon is responsible for about 21,000 lung cancer deaths every year. Our inspectors can provide a short-term (2 to 5 day) screening test for an additional fee using a homeowner type passive diffusion chamber test device. The EPA recommend that all homes be tested for radon. If the screening test result indicates a reading at or more than 4 pCi/L, the EPA recommends that further action be taken.
Sprinkler and Drip Irrigation System Check ($99*)
Sprinkler and Drip Irrigation System Check ($99*).
This comprehensive irrigation system check is conducted to assess the overall condition of the irrigation system and its components. The general home inspection scope does not include an inspection of the sprinkler, drip irrigation or landscape timer components. Due to the extreme temperatures the state of Arizona experiences, replacing landscaping can be very expensive. This inspection focuses on the functional aspects of a sprinkler/drip irrigation system. A visual and technical inspection of the timer, valves, exposed piping and other components will be performed. The service will be provided by and fees are due at time of service to an outside licensed professional irrigation contractor.
*Larger properties with more than 6 zones or multiple timers will be subject to additional fees.
Gas Leak Check ($59)
Gas Leak Check ($59).
Combustible gas leaks are dangerous. With this optional service, your inspector will utilize a test device to detect the presence of a combustible gas leak at susceptible accessible areas of the home. This service is limited to areas that are readily accessible.
Major Pest Check ($49)
Major Pest Check ($49).
Your inspector will evaluate the structure for evidence of major pests present (rodents, birds & bees). This service is a visual assessment based on the conditions observed by the inspector at the time of the inspection. This evaluation is performed using a non-invasive approach, and does not include any type of destructive investigation. (ie opening walls, moving insulation, etc).
Comprehensive 49 Point Heating & Cooling System Assessment with Thermostat Exam ($99 per unit)
Comprehensive 49 Point Heating & Cooling System Assessment with Thermostat Exam ($99 per unit). In this area of the country, extreme demands are placed on the cooling system. The general home inspection will include an operational check of the system. However by selecting this option, you can go more in-depth with advanced pressure testing, amp draw testing, a check of contacts and capacitors inside the unit, etc. Service will be provided by and fees are due to an outside Heating & Cooling system contractor.
Sewer Scope (Starting at $249)
Sewer Scope (Starting at $249). The home inspection does not include a camera analysis of the integrity, breaks, root intrusion or other common issues that may be found in the main sewer line. A video and written report of the interior condition of the main sewer line will be provided as part of this service. Service will be provided by and fees are payable to an outside Plumbing contractor.
