Conditions can change or become apparent after the inspection. Notate below whether the following items are satisfactory and in compliance with conditions outlined in the purchase contract.

  • Are all items you purchased with the property present?
  • Have personal property and unwanted items been removed?
  • Have all negotiated repairs been made to your satisfaction?
  • Have you received all repair warranties/receipts?
  • Is the property in the same condition as when you made your offer?
  • Is the property free of any signs of water damage or mold present?
  • Is the property free of signs of any type of pest infestation?
  • Is the stove and oven fully functional?
  • Is the refrigerator fully functional?
  • Is the microwave oven fully functional?
  • Does the dishwasher complete a full cycle and no leaks exist?
  • Is the washer and dryer fully functional?
  • Does the garbage disposal function and no leaks exist?
  • Do all of the light switches and outlets function?
  • Are the switch and outlet cover plates in place and not damaged?
  • Is the property free of any exposed wiring?
  • Do exhaust fans in the bathrooms and kitchen function properly?
  • Do the ceiling fans and lights function properly?
  • Does the garage door open and close properly?
  • Does the doorbell function?
  • Do the toilets flush properly and not run or leak?
  • Do the sinks, bathtubs and showers drain properly without leaking?
  • Is the water supply pressure/volume sufficient?
  • Are there signs of leaking anywhere?
  • Does the thermostat turn the system on in both heating & cooling?
  • Does the heating system provide heat at the registers?
  • Does the cooling system provide cooling at the registers?
  • Are the windows free of glass breakage and damage?
  • Do all windows open & close properly?
  • Are the multi-pane windows free of moisture/fogging?
  • Do all doors open and close properly?
  • Do all window and door locks & latches function properly?
  • Are the window and door screens in place and without damage?
