We have noticed that many homebuyers back out of a purchase contract because when they get an inspection there is a large list of repair items, many of them minor. We suggest that you hire a handyman to take care of all minor issues before the buyer even visits the property. Your goal is to get top dollar so think like a fix and flip expert; fix it, clean it and make it pretty first.

- Follow-up. Our inspectors have a difficult job at hand when inspecting a home but we always try to leave the property as we found it. As a back up, please go around the house to make sure everything is set how you like it. Verify the thermostat settings, lights, and pool/spa settings and make sure the GFCI outlets are reset. Please forgive us if the window blinds are not in the exact same position after we check the windows or other areas where we have to gain access or test something.
